New Construction.

Send the set. We do the take-off ourselves, price the scope as written, and put a bid in by your closing date. Win or lose you get a real number — and if it comes our way, the roof stops being the thing your interior trades are waiting on.

The story: Commercial Multi-Unit

Nothing inside the building gets finished until the roof is on.

That is why roofing gets rushed on big projects, and why the date matters more than the price.

Six things that decide it.

01

Bidding & Take-Offs

We measure your set ourselves. Priced off what is drawn, not a square-foot rule of thumb.

02

Working Under Your Contract

Your subcontract, your schedule of values, your draws and holdback. Settled before we mobilize.

03

Preconstruction Coordination

Details with the architect. Staging, access, hoisting and sequencing with the superintendent.

04

The Roof Gates Everything

Every interior trade is queued behind us. If the date is at risk you hear about it early, not on the morning we are due.

05

Below Grade Can Come With It

06

Closeout Package

Warranty, product data and as-builts assembled as we go. Ready at handover, not chased after it.

From plan to finished roof.

This is a multi-unit residential job in Kelowna. On the left is the roof as a plan — planes, ridges, hips, valleys, curbs and every transition that has to be priced and detailed. On the right is the same roof finished. The take-off is the bridge between the two, and getting it right is the difference between a bid that holds and a change order.

Every trade after the roof is waiting on us.

Miss the roof date and you are not moving one trade — you are moving every trade behind it, and the finish date with them. That is the whole reason we plan around it.

pit ABOVE BELOW

Above grade

The roof, the sheet metal, the flashings and the ventilation. Flat, pitched, or both on one structure — common on Okanagan multi-family, and the junction between them is where the detailing earns its money.

Below grade

Foundation walls, elevator pits, planters and podium decks over occupied space. Same membrane trade, and it has to be right before anything is backfilled or poured over it. Waterproofing →

One subtrade

Carrying both removes the argument about where one scope ends and the next begins — which is usually exactly where the water gets in.

Builder questions.

Roof plan, elevations, relevant sections and details, plus the spec and any addenda. If the set is still developing, send what exists and we will tell you what is missing to price it firmly. Send it with time to measure it properly. If the date is too tight we will tell you straight away rather than send a rushed number.
Yes. We work under the builder’s subcontract; the terms, schedule of values, draws and holdback are agreed before we mobilize. Scope boundaries and exclusions get settled at the front end, not at a progress meeting.
WCB coverage in good standing, commercial general liability and fire insurance. Certificates go over as part of the prequalification package before we mobilize.
Often, yes. It is the same membrane trade. One subtrade means no argument about where one scope ends. See waterproofing.
It always does. We re-sequence with you rather than holding you to a dead date. What we will not do is let it slip quietly — if the roof is at risk, you hear early enough to act.
Yes, and it is common here. The junction where low-slope meets pitched gets resolved on paper with the architect, not improvised on site.
Bid stage is normal; earlier is better if the assembly is unusual. Reviewing a detail before IFC costs nothing and beats an RFI once the deck is framed.

Send us the drawings.

We will do the take-off, price the scope as written, and get the bid back to you by your closing date. If the roof and the below-grade work can go under one subtrade, we will price both.
