Roof Inspections — Kelowna & the Okanagan

We see
everything.

We go over the roof and the attic, photograph what we find, and hand you a full report and a written quote to fix it. For homeowners, companies, and insurance.

See What We Find

Most roof problems are invisible until they're expensive. A hairline crack in flashing compounds silently for months — catch it early and a $500 repair stays a $500 repair, not a $15,000 emergency.

By the time a stain shows on your ceiling, water has already been through the deck, the insulation, and the framing. Inspection is how you buy back that lead time.

This is what lands in your report.

Real conditions off Okanagan roofs. Every entry: a photo, what it is in plain language, and what it turns into if nobody touches it.

Photo Report — Extract
Split seam at the edge of a flat roof with water pooling against it Fix Now Item 03 · Flat Roof — East Edge

Split seam holding water

The membrane has opened along the seam at the drip edge, and the field is ponding right against it. Water isn't running off — it's sitting on the one part of the roof that's already failed.

If left Water reaches the insulation and deck; a seam repair becomes a section replacement.
Asphalt shingle tabs lifted and creased by wind on a residential roof Fix Soon Item 07 · South Slope

Wind-lifted shingle tabs

The seal strip has let go across a run of tabs and they're standing proud of the course below. From the ground the roof still looks intact — from up here it's already open.

If left The next windstorm takes the tabs off entirely and exposes the underlayment.
Clean commercial flat roof field in sound condition No Action Item 12 · Main Field

Field in sound condition

Seams intact, drainage running clean, no soft spots underfoot. This is what a healthy section looks like in the report — and it gets written up exactly like the problems do.

If left Nothing. Not every line in the report is a bill — some are just good news.

Sample entries, shown to illustrate the format — your report covers your roof, item by item, with a quote attached to every finding that needs work.

Four passes. No blind spots.

The moments that warrant eyes.

After a Storm

Wind, hail, or heavy snow load — damage documented while it's fresh is damage your insurer can't dispute.

Buying or Selling

Know what the roof is worth before you sign. A report turns the biggest unknown in the deal into a line item.

Roof Is 15+ Years Old

Ageing systems fail at the details first — seals, flashings, fasteners. Annual checks stretch the years you have left.

Before Winter

Okanagan freeze-thaw turns small gaps into ice dams. A fall inspection is the cheapest winter insurance there is.

Planning Solar or a Reno

Panels live 25+ years — the roof under them should too. Verify before anything gets mounted through your membrane.

Insurance Documentation

Claims, renewals, or new coverage — our reports are formatted for adjusters, with the photos and measurements they ask for.

Before you ask.

How long does a roof inspection take?

A typical residential inspection takes 60–90 minutes covering the roof and the attic. We don't rush: thorough inspections catch the problems that quick walk-overs miss. Your photo report and quote follow right after.

Do I need to be home during the inspection?

We recommend it but it's not required for the exterior inspection. If you want us to inspect the attic (which we strongly recommend), someone should be home to provide access. We'll schedule at a time that works for you.

Is the inspection really free?

Yes — our standard inspection and the quote to fix what we find are free, with no obligation. If you need a formal inspection report — for insurance, a sale, a property file, or a company's maintenance records — we produce those too; just tell us what it's for. We believe informed owners make better decisions, and that earns us their trust.

What happens if you find problems?

We explain exactly what we found, walk you through the photos, and give you our honest recommendation. If repairs are needed, we provide a detailed quote. If your roof is in good shape, we tell you that too — we don't invent problems to sell services.

The best roofing decision starts with knowing.

We'll inspect it properly, show you exactly what we found, and hand you a photo report and a written quote to fix it — whether it's for you, your company, or your insurer.
