Tile in the Okanagan

The Okanagan presents a unique climate challenge: extreme summer heat, cold winters with freeze-thaw cycling, high UV exposure, and an increasing wildfire threat. Tile roofing addresses each of these conditions when installed correctly.

Thermal mass buffers extreme heat. On 40°C summer days, the density of tile absorbs radiant heat and releases it slowly after sundown, reducing peak attic temperatures and air-conditioning demand significantly.

Non-combustible in wildfire zones. Tile cannot ignite from ember exposure or radiant heat. Combined with sealed ridge and eave details, a tile roof is one of the most wildfire-resistant assemblies available — no coatings or treatments required.

Handles freeze-thaw when properly installed. The batten system creates an air gap that allows moisture to drain rather than pool beneath tiles. This ventilated assembly prevents ice damming and ensures long-term performance through Okanagan winters.

Tile Roofing FAQ

Tile is heavier than shingles or metal — typically 9–12 lbs per square foot installed. We perform a structural assessment before every tile project. Many newer homes and custom builds are already engineered for tile loads. Older structures may require reinforcement, which we can coordinate with a structural engineer.

Both materials deliver excellent performance. Clay tiles are kiln-fired, lighter, and have integral colour that never fades. Concrete tiles are more affordable, available in a wider range of profiles and colours, and offer comparable durability. We help clients choose based on budget, weight constraints, and design goals.

Absolutely. The key is proper installation with a batten system that allows drainage and ventilation beneath the tiles. This prevents moisture from becoming trapped and freezing. Combined with ice and water shield at critical areas, a properly installed tile roof performs exceptionally through freeze-thaw cycles.

Concrete tiles typically last 50+ years, and clay tiles often exceed 75 years. The tiles themselves are essentially permanent — the underlayment and flashings are the components with finite lifespans. With periodic inspections and prompt repair of any cracked tiles, a tile roof can serve a property for generations.

Tile requires very little maintenance. We recommend an annual visual inspection to check for cracked or displaced tiles, keeping gutters and valleys clear of debris, and addressing any moss growth in shaded areas. Individual tiles can be replaced without disturbing surrounding tiles — no full-section tear-off required.
